How Abu Dhabi works
Abu Dhabi runs on Tawtheeq — not Ejari — filed via the TAMM portal operated by the Department of Municipalities and Transport. ADDC won't connect electricity or water without it, and the renewal-cap formula (5% on most existing tenancies, reinstated in 2024) references the Tawtheeq registration as the rent-of-record.
We file Tawtheeq within 7 days of contract signing, register the tenant with ADDC for utility connection, and handle the renewal-cap calculation that came back into force in 2024. Disputes route through the Abu Dhabi Judicial Department's rental committee — we file directly, no third-party paralegal markup.

Transparent fees, no surprises
Two fee models. Percentage-of-rent: 5–8% of contracted annual rent, billed monthly out of rent collected. Flat-AED: from AED 3,799/year for an apartment. Same coverage either way.

Everything you'd want to ask
No — they're two different systems run by two different regulators. Ejari is a Dubai Land Department system; Tawtheeq is operated by Abu Dhabi's Department of Municipalities and Transport (via the TAMM portal). Function is similar (legally register the tenancy), but the filing process, fee, and dispute-resolution route are different. We handle whichever applies.
As of 2024, Abu Dhabi reinstated a 5% annual cap on renewal increases for most residential tenancies. We calculate the permissible increase for your contract, factor in the below-market starting position if relevant, and send the 60-day renewal notice in the legally required format. ADJD rental committee filings handled if the tenant disputes.

Yes — we absorb the existing contract, re-issue cheques to our bank-of-record, take over Tawtheeq renewals at the next anniversary, and start the monthly statement from day one.
