Tenancy agreement and Tawtheeq filed — not Ejari

Abu Dhabi uses Tawtheeq, filed via the TAMM portal operated by the Department of Municipalities and Transport. It's a different system to Dubai's Ejari, and ADDC won't activate electricity or water without it. We draft the contract and handle the filing in-house.

Move-in inspection with a signed inventory

Before the tenant takes the keys, we walk the property room by room, photograph every surface and appliance, and produce an inventory both parties sign. At move-out we compare against that record — this is the document that determines what comes out of the deposit.

ADDC utility coordination — not DEWA

Abu Dhabi utilities connect through ADDC (Abu Dhabi Distribution Company), not DEWA. We coordinate the incoming tenant's ADDC connection and confirm the outgoing tenant's account is closed before handover. No inherited utility debt.

Rent cheques collected and administered in your name

The tenant issues post-dated cheques in the landlord's name — not ours. We receive, bank, and deposit each to your account on the due date. If a cheque bounces, we notify you and follow up under UAE tenancy law.

Property visits and condition monitoring

We visit the property periodically throughout the tenancy — not just at move-in and move-out. Small maintenance issues caught early cost a fraction of the same problem left unchecked. You get a condition note and photos each time.

Renewals and Abu Dhabi's 5% rent-cap handled

Abu Dhabi reinstated a 5% annual cap on renewal increases for most residential tenancies. We calculate the permissible increase for your contract, prepare the renewal notice in the correct format, and handle the negotiation. Disputes that can't be resolved route to the Abu Dhabi Judicial Department — we file directly.

The Abu Dhabi rental market — what landlords need to know

Abu Dhabi runs on Tawtheeq — not Ejari. Tawtheeq is filed via the TAMM portal, operated by the Department of Municipalities and Transport (DMT). ADDC won't connect electricity or water without a Tawtheeq number, and the renewal rent-cap formula — 5% on most existing residential tenancies, reinstated in 2024 — uses the Tawtheeq registration as the rent-of-record.

We file Tawtheeq in-house after contract signing and register the tenant with ADDC for utility connection. Rent-cap calculations are done per contract before the renewal notice goes out. Disputes that escalate route through the Abu Dhabi Judicial Department (ADJD) rental committee — we file directly, no third-party paralegal markup.

Brokerage activity in Abu Dhabi requires ADREC registration (Abu Dhabi Real Estate Centre, the emirate's equivalent of Dubai's DLD broker register). Our brokerage is ADREC-registered. Short-term and holiday-home management in Abu Dhabi requires a DCT Abu Dhabi (Department of Culture and Tourism) permit — we handle the licensing as part of the 20% + VAT management scope.

Transparent fees, no surprises

Long-term management:

5% + VAT of the contracted annual rent, or a flat-AED option from AED 3,799/year for an apartment. Same coverage either way — we'll recommend what makes sense for your situation.

Short-term and holiday-home management:

20% + VAT of revenue, covering DCT Abu Dhabi holiday-home licensing, guest sourcing, check-in and check-out, housekeeping between stays, and in-house maintenance via Prokeep.

No — they're two different systems run by two different regulators. Ejari is a Dubai Land Department system; Tawtheeq is operated by Abu Dhabi's Department of Municipalities and Transport (DMT), filed via the TAMM portal. Function is similar — both legally register the tenancy — but the filing process, fee, and dispute-resolution route are different. We handle whichever applies to your emirate.

As of 2024, Abu Dhabi reinstated a 5% annual cap on renewal increases for most residential tenancies. We calculate the permissible increase for your contract, factor in the below-market starting position if relevant, and send the renewal notice in the required format. ADJD rental committee filings handled if the tenant disputes.

ADDC (Abu Dhabi Distribution Company) is the utility provider for most of Abu Dhabi's residential stock — electricity and water, the equivalent of Dubai's DEWA. The incoming tenant connects ADDC once Tawtheeq is filed. We coordinate both at the same time, so the tenant doesn't move in without utilities and you don't have an account in your name after handover.
